Beyond tax incentives, and their real or purported advantages, “concrete” investments give your capital material and tangible form. Nonetheless, the multiplicity of methods, the concealed risks inherent to some of them, as well as frequent changes in regulation can often be dissuasive to the layman.

Financing
Mortgage loans
You possess real estate assets and are in need of a loan that your banker will not agree to, or at a prohibitive rate? Mortgage loans are designed for you.
Whether the loaning institution is situated in your country, in Europe, or abroad, UK regulations will apply if you are a resident of UK, as would Belgian regulations for residents of Belgium, and so forth. That is not the case for expatriates, or for property and loans contracted abroad.
Depending on the institutions involved and your specific situation, recovery of existing credit is generally possible.
In Europe, it is often possible to obtain a new mortgage loan based on a property’s “actual” value, even if it is already mortgaged at an older and lower value.
Loans on movable or financial assets
This type of loan is often difficult to obtain. In most cases, only the institution which holds those assets (life insurance, etc.) will grant them, often at higher rates.
Some of our partners however offer very interesting loan opportunities, based on investments made through their services. We use these services in our financial optimization activities, especially with interest-only loans.
Interest-only loans
Seldom used by individuals, interest-only loans (or gearing loans) allow to defer repayment of principal until the end of the contract term. During the term of the loan, only annual interest payments are due. Interest-only loans require setting-up a pledge (mortgage, insurance policy, etc.), and a serious preliminary assessment of the potential advantages and drawbacks.
This loan further enables lower taxation by increasing the share of interests paid, and eventually allows you to benefit from investment returns with a higher rate than that of the contracted loan (lever effect).
Optimized Management - Interest-Only Loans
You wish to:
- Increase the tax-free share of a real estate investment.
- Keep funds invested with high-yield returns, while having access to the capital necessary for a new financial or real estate transaction.
- Benefit from a protected loan, payable in Euros or pounds sterling, but based on the (very favorable) rates of the Bank of Japan, and without foreign exchange risks.
- Invest in real estate if you already own property, have a monthly payment capacity, but lack the principal required for a new real estate transaction.
